Can you build from existing plans?
Yes — we can build from existing plans. That said, our core service is managing the full process from design coordination → permitting → construction, because that’s how we protect the project (and you) from expensive surprises.When we’re involved start-to-finish, we verify the key due diligence items are completed and aligned with the design before permits are submitted and work begins, including:
  • Soil testing / geotechnical review (to confirm foundation requirements and reduce cracking/settlement risk)
  • Topographic survey (so elevations, drainage, and cut/fill are designed correctly)
  • Boundary/site verification (so setbacks, access, and buildable area are clear)
  • Structural engineering + architectural plans coordinated together (so beams, spans, roof loads, and details match the real site conditions)
  • Permit-ready plan set (so what gets submitted is complete, consistent, and buildable)
If you already have plans, we can still do it—our approach is typically to review and validate what’s been done, identify gaps (common ones are site data, structural coordination, drainage, and permit compliance), then finalize what’s needed so construction runs clean and predictable.

We start with an initial range based on square footage and the proposed level of finishes, using past project experience to confirm we’re in the right budget zone. Once the architectural and engineering plans are complete, we produce a detailed estimate using estimating software, a dedicated estimator, and a line-item budget. We then confirm key pricing with suppliers and trade partners, present a proposed budget, and revise scope and selections up or down to align with your target budget.

Yes. We offer a 1-2-10 home warranty, backed by a third-party insurance company, to provide long-term protection for your home:
  • 1 year coverage for workmanship
  • 2 years coverage for major systems (plumbing, electrical, HVAC)
